If you are planning to list your home for sale in the next year, you should know that these homes are your competition -- sort of. Although your home may not be brand new, buyers will be comparing the features of older homes to the features of new homes. Even if your home was built just 3 years ago. 
Yes, even if your home is “like-new”. How are you going to stand out from a sea of newly built, designer styled homes with loads of product upgrades and options? 
The answer is not as complicated as you may think. Homebuyers are drawn into the model homes because everything is new. It is like shopping for new clothes, shoes or the next new gadget. The product is new, fashionable, high-end, and a great price. Besides, who doesn’t like buying new things?
Almost everyone, right? So to combat the competition of new homes, consider these 4 things to get your home to stand out from new construction:
1. Your home may show it’s age, but there’s one thing your home has that new construction homes don’t have — a finished backyard. While homebuyers can get a clean, never-used home, they still have to spend thousands of dollars creating a backyard space. That includes adding a lawn, sprinkler system, hardscape, pergolas, and all the many other options that go along with a backyard retreat. 
2. Some new home communities have a Home Owners Association. This is an added cost to the new owners for the maintenance of common area landscaping, private neighborhood gates, and community parks. Chances are, your home may not have an HOA.
3. Upgrades, new paint, or remodel may have been done to your home, which brings the “new” factor into the design. Buyers can see they are getting a partially new home, but with the benefits of an established neighborhood. And if you’ve replaced the furnace, water heater, or roof, then buyer’s can feel good knowing there will not be any big repairs needed anytime soon, just like new construction homes.
4. Creating a space that looks like a model home is one of the most important things you can do to attract interest in your home. Style and design matter in times like these and your online pictures don’t lie. Making your home look good should be a top priority.
